Jsaad,
I have a very similar setup at an office building with a retail store about 200 ft away with clear line of site. We had a set of Ubiquiti Nanostation Loco M5's for 10+ years that connected the two buildings and worked great. There was a bad lightning storm that knocked out a bunch of equipment a year or so ago and we replaced it with a set of Ubiquiti airMAX NanoStation 5AC Loco's (the newer version of what we had previously). They work great as well and support passing vlans, qos, etc. The office building was running 100mb cable (until a year or two ago and has upgraded to 500mb cable) and has 30 PCs and 30+ ip phones. The retail store has 10 PCs and 10 ip phones.
As long as line of site is there, i wouldn't consider adding a cable modem at the other location.
